Crawlspaces and groundwater
Sump Pumps and Crawlspace Water in Bothell, WA
Standing water under the house in November, a pump that runs constantly, or a pump that has stopped running at all. Across 98011, 98012 and 98021.
Before you buy a pump or a drainage system, find out what the water actually is. A broken supply line under the house looks almost identical to seasonal groundwater at first glance, and only one of them is a plumbing repair. Run the free meter test first: shut every fixture off and watch the meter low flow indicator. If it moves, you have a leak, not groundwater. Bothell averages about 58 inches of precipitation a year, with November at 8.3 inches and December at 7.2.
The question that decides who you pay
Is it groundwater, or is it your plumbing?
This is the whole job. Get it wrong and you spend four figures on a drainage system while a supply line keeps leaking under your floor, or you pay a plumber to chase a leak that is actually the water table.
Here is the thing: crawlspace water gets sold by drainage and waterproofing companies, who quote drainage systems, and by plumbers, who quote plumbing. The homeowner rarely gets an impartial answer. So run the free test yourself before you call anyone.
- Shut off every fixture and appliance that uses water. Taps, dishwasher, washing machine, ice maker, irrigation. Everything.
- Go to your meter and find the low flow indicator, usually a small dial, triangle or snowflake shape.
- Watch it for a minute. If it moves with everything off, you have a leak and the water under your house may well be it.
- If it does not move, the supply side is sound. That points to groundwater, surface water, or a drain line rather than a supply line.
Reads as groundwater
- Appears in November and December, disappears in summer.
- Spread evenly across the crawlspace, not concentrated.
- Worse after several consecutive wet years.
- Meter indicator does not move with everything off.
- Cold, clear, and often coming up through the vapor barrier rather than down onto it.
Reads as plumbing
- Present regardless of season, including August.
- Concentrated in one area, usually directly under a pipe run.
- Water bill has risen with no explanation.
- Meter indicator moves with every fixture shut off.
- Warm to the touch, which means a hot line, or sewage smelling, which means a drain.
Why Bothell specifically
Rain, glacial soil and a valley floor at lake level
Bothell receives roughly 58 inches of precipitation a year, with November the wettest month at about 8.3 inches and December close behind at about 7.2. That alone would be manageable. What makes it a crawlspace problem here is the combination of geography and construction.
The construction: crawlspaces, not basements
Pacific Northwest housing overwhelmingly sits on vented crawlspaces rather than full basements. That means a ventilated void under your floor, a vapor barrier laid on bare soil, and uninsulated or barely insulated pipe runs crossing it. When the water table rises, it rises into that void.
The geography: 460 feet of relief and a flat valley floor
Bothell sits on seven hills formed by glacial channels, with Nike Hill reaching 510 feet. The Sammamish River valley floor is essentially at lake level, the river dropping only about 12 feet across its entire 13.7 mile run from Lake Sammamish to Lake Washington. Downtown, Bothell Landing and the North Creek valley sit on that flat floodplain. Two major drainage basins, North Creek and Swamp Creek, run through the city.
The United States Geological Survey has documented groundwater flooding in Puget Lowland glacial terrain, where the water table rises above the land surface after two or three sequential years of above average precipitation combined with cool wet springs, flooding homes and roads. That study was conducted in Pierce County, so treat it as the mechanism rather than a Bothell measurement, but the geology is the same family.
Sump pumps
What actually matters in a Bothell sump pump
| Decision | What matters here |
|---|---|
| Pump type | Submersible is quieter and handles debris better than pedestal, and in a shallow Bothell crawlspace basin it is usually the practical choice. |
| Switch type | The switch fails long before the motor does. Vertical float switches jam less than tethered ones in a narrow basin. |
| Check valve | Without one, the water in the discharge line falls back into the basin and the pump short cycles itself to death. |
| Discharge routing | It has to go somewhere legal and far enough away that it does not return. Discharging into the sanitary sewer is not acceptable, and storm drainage connections require their own permit under BMC 18.04. |
| Battery backup | The region takes real winter windstorms, and a power cut during an atmospheric river is exactly when the pump matters most. A pump with no backup is a pump that fails on the worst night of the year. |
| Alarm | A high water alarm is cheap and it is the difference between a wet crawlspace and a ruined floor. Most people find out the pump failed weeks later. |
| Basin and lid | A sealed lid reduces the moisture the crawlspace has to deal with, which is half the reason you are doing this. |
What it costs
Sump pump and crawlspace prices in Bothell
| Job | Typical range |
|---|---|
| Diagnostic visitGroundwater or plumbing. Credited to any repair you approve. | 75 to 200 dollars |
| Typical plumbing service callAngi Seattle average 522 dollars | 284 to 760 dollars |
| Sump pump replacement in an existing basin | Quoted after inspection, itemized |
| New basin, pump and discharge | Scoped individually. Access drives the cost. |
| Burst or leaking pipe under the house | 1,000 to 3,500 dollars |
| Main water line leakMeter to house, your responsibility | 600 to 4,500 dollars |
Crawlspace work is priced by access more than anything else. An 18 inch clearance with a tight hatch is a genuinely different job from a four foot crawl with a full size door, and we will tell you which one you have before quoting rather than after.
The other crawlspace risk
While we are under there: freeze exposure
The same vented crawlspace that lets groundwater in also lets freezing air in, and Bothell homes are systematically underprepared for it. Our coldest month averages a low of about 38 degrees, which is exactly why nobody insulates for the occasional real snap. Then a January like 2026 arrives and the region records 26 degrees at Sea-Tac and 24 degrees at Everett Paine Field.
The classic Maywood, Beckstrom Hill and Queensborough failure is a split supply line above the vapor barrier, in a crawlspace whose foundation vents were left open through the freeze.
- Code minimum is R-4 insulation on hot and cold piping in unheated spaces. Most 1950s to 1970s Bothell homes never got it.
- Close the foundation vents when a hard freeze is forecast, and open them again in spring. Closed year round traps moisture, which is its own problem.
- Disconnect every garden hose before the first freeze. A connected hose traps water against the bib and splits it.
- Hose bibs require non removable, self draining vacuum breakers under code, which most older installations do not have.
- If it froze and you cannot see a leak, watch it for a full day. Split pipe frequently holds until the thaw returns pressure.
Straight answers
Crawlspace and sump pump questions from Bothell homeowners
Is water in my Bothell crawlspace groundwater or a plumbing leak?
Run the free meter test to find out. Shut off every fixture and appliance, then watch the low flow indicator on your meter. If it moves, you have a leak. If it does not, the supply side is sound and it points to groundwater, surface water or a drain. Groundwater is seasonal, spread evenly and cold. A plumbing leak is present in August too, concentrated under a pipe run, and often warm.
Why do Bothell crawlspaces flood in November?
Bothell averages about 58 inches of precipitation a year, with November the wettest month at roughly 8.3 inches and December at 7.2. Pacific Northwest homes sit on vented crawlspaces rather than basements, and the Sammamish valley floor is essentially at lake level. The USGS has documented groundwater flooding in Puget Lowland glacial terrain after consecutive wet years, where the water table rises above the land surface.
Do I need a sump pump or a drainage system?
Find out what the water is first. If it is surface water from a blocked gutter, a downspout discharging against the foundation, or ground that slopes toward the house, fix those before buying anything. A sump pump manages water, it does not stop it, and a pump installed to treat a gutter problem runs forever.
Where can a sump pump discharge to in Bothell?
Somewhere legal and far enough from the house that the water does not return. Discharging into the sanitary sewer is not acceptable, and a storm drainage side sewer connection requires its own separate permit under Bothell Municipal Code 18.04. This is worth confirming before installation rather than after.
Does a sump pump need a battery backup here?
It is strongly worth it. The region takes genuine winter windstorms, and a power cut during an atmospheric river is precisely when the pump matters most. Pair it with a high water alarm, because most homeowners discover a failed pump weeks after the fact.
My sump pump runs constantly. Is it failing?
Not necessarily. Constant cycling is often a missing or failed check valve, which lets the water in the discharge line fall back into the basin so the pump immediately restarts. That short cycling is what actually kills pumps. It can also mean the basin is undersized for the inflow.
Should I close my crawlspace vents in winter?
Close them when a hard freeze is forecast, then open them again in spring. Closed year round traps moisture under the house, which creates its own problems. The vented crawlspace is why Bothell pipe freezes happen at all, and code requires a minimum of R-4 insulation on piping in unheated spaces.
Who do I call first about crawlspace water, a plumber or a waterproofer?
A plumber, because the first question is whether it is even a water supply problem, and that is a plumbing diagnosis. Drainage and waterproofing companies quote drainage systems. If the meter test shows a leak, no drainage system will fix it. If the supply side is sound, you have a genuinely impartial answer to take to a drainage contractor.
